NVision Properties, a subsidiary of Abstract Developments, is actively seeking an experienced Property Manager to support our properties in and around the Greater Victoria region.

Property Manager

The Property Manager oversees the day to day property maintenance and tenant relations at specific properties within the rental portfolio. Through regular communication with the Property Management Team, Vendors, and current and prospective tenants the Property Manager will effectively identify and resolve any issues related to the operation of the property.

Interacting with tenants is core to the role and the ability to effectively identify issues and communicate resolutions is essential.

Essential Responsibilities & Duties:

He/she will be responsible for performance management ensuring all buildings are performing at high levels.

Common Area Maintenance:

  • Responsible for reporting common area and in-suite deficiencies;
  • Oversee repairs and replacement of common area equipment and fixtures.
  • Assign purchase orders to all requested products/services;
  • Replace lights, fixtures and other maintenance items as required;
  • Ice melt and snow removal;
  • Manage, supervise, control, and provide recommendations regarding the following building components and/or regular scheduled services that are contracted out or being handled ‘in house’:
  • The general maintenance and management of all major business systems

Tenant Relations:

  • Respond promptly to Tenant inquires and requests;
  • Complete requested services and/or coordinate appropriate service providers on tenants’ behalf;
  • Communicate regularly with the Tenants; perform suite inspections to ensure units are kept reasonably clean and maintained according to the Lease obligations;
  • Respond to noise, smoking complaints, etc.;
  • Prepare Incident Reports and communicate to the Property Manager.

Leasing and Advertising:

  • Preparing and posting ads on the website and other marketing channels
  • Suite showings;
  • Review and vet tenancy applications and Credit checks;
  • Lease administration.

Administrative:

  • Scheduling moves, elevator reservations;
  • Suite condition inspection on the move ins/outs;
  • Organizing cleaning and repairs on the suite turnover;
  • Rent/arrears collections;
  • Deliver notices to tenants when required;
  • Organize and attend RTB applications and hearings;
  • Provide feedback re fixtures/appliances/materials/amenities in the building, etc.;
  • Keep accurate records of the building logs such as Key/Access Log, Fire Systems, Building Equipment, Security Log, Elevator, Generator Log, etc.;
  • Keep immaculate records of Tenants information, parking, vehicles, storage, bike storage, pets, building inventory, etc.

Emergency Calls:

  • Handle “after hour” emergency calls/incidents
  • Coordinate appropriate service providers to respond when necessary;
  • Property Maintenance
  • Ongoing repairs and maintenance for residential rental units
  • Routine maintenance and cleaning of common areas and facilities
  • Unit renovations and repairs as required during unit turnovers
  • Overseeing and coordinating trades as required

Requirements

Experience

  • Previous experience as a property manager is preferred but not essential; a suitable range of skills and a willingness to develop within the role may be accepted.

Education/Knowledge

  • A good understanding of the Residential Tenancy Act
  • General maintenance skills, working understanding of plumbing, carpentry, etc.
  • Highly motivated team player
  • Excellent verbal, written and interpersonal communication skills
  • Superior time-management capability
  • Strong attention to detail
  • Working knowledge of Microsoft Office applications including; Outlook, Word and Excel

Qualifications, Skills and Attributes:

Experience

Work Objective

The Property Manager works a flexible schedule of full-time work and is required to be available on short notice in the best interest of the customers/tenants outside of normal business hours on occasion.

Availability during weekends at the beginning and end of the month will be required to facilitate unit turnovers.
