Summary
1647 McRae was envisioned to provide new and diversified housing forms to the neighbourhood, offering an alternative to the traditional single family home to a range of people. The project will offer studio, one and two bedroom condo homes including family-oriented ground level suites.
Designed to complement and enhance the existing architectural elements in the neighbourhood, the ground floor is clad with robust and attractive masonry and features a generously glazed commercial corner, giving the building a sense of weight. The middle section of the building between floors 2 and 4 are treated with warmer wood materials, projecting balconies with recessed portions, and an architectural framing element to visually break down the height into smaller masses, while level 5 and 6 are treated using a light stucco and variations in the roof plane to create a sense of lightness to the massing.
The proposal encourages the goal for active forms of transportation outlined in the Shelbourne Valley Action Plan (SVAP), providing secure bicycle parking spaces for residents in the underground parking structure and bike visitor spaces near the entrance of the building. The site is directly adjacent to Shelbourne Street, with access to transit, employment, amenities, and recreational centres.
